Dundalk, MD Basement Waterproofing, Explained

Dundalk is an unincorporated community in Baltimore County about 6 miles southeast of downtown Baltimore. With 67,796 residents in the 2020 Census, it is the largest of the five communities this site covers. The name dates to 1856, when Irish immigrant Henry McShane founded a bell foundry on the Patapsco and called the rail depot "Dundalk" after his birthplace in County Louth, Ireland.

Dundalk, MD Homes Began With a Steel Company

In 1916 Bethlehem Steel bought about 1,000 acres to house shipyard workers, and by 1917 the Dundalk Company had laid out a "pedestrian-friendly open grid." That core became the Dundalk Historic District, added to the National Register in 1983.

Most houses followed later. The typical home, per Census survey data, dates to about 1955, the oldest average of the five communities: roughly 11% date from 1939 or earlier, 19% from the 1940s and 37% from the 1950s, about 68% before 1960. Of 26,780 homes, about 47% are attached and 37% detached. Some 65% are owner-occupied, and the median value, $212,700, is the lowest of the five.

The Five Services in Dundalk, MD

  • Leak repair. Wet spots at a shared wall, a rear stairwell or a pipe entry.
  • Full basement waterproofing. Narrow lots and shared walls often leave little room to dig outside, so interior drain tile into a sump is common.
  • Sump pump installation. A pit and pump discharging to the yard, with battery backup for outages; any drain or sewer tie-in is plumbing.
  • Foundation crack repair. Repointing worn brick and block joints, and a prompt look at any wall that bows.
  • Basement drainage. Downspout extensions and grading on small yards, aimed away from both houses.

Creeks, Storms and Dundalk, MD Basements

Dundalk sits along the Patapsco River, and Bread and Cheese Creek winds about 8.5 miles through the community to the Back River. Hurricane Isabel's September 2003 surge hit eastern Baltimore County's waterfront communities among the hardest (CBS Baltimore), though surge water crossing the ground is a flood matter, not a waterproofing one.

Heavy rain is the more familiar story: in an August 2011 storm that dropped 2.5 to 3 inches, Patch reported waist-high water in one Dundalk basement and a neighbor's basement fully underwater. On May 27, 2018, CBS Baltimore wrote that "Catonsville and Dundalk were also hit hard by flooding," and WMAR named Dundalk among communities drying out basements.

  • A wet line at the floor edge after a downpour. That suggests groundwater pressure.
  • Crumbling mortar or white residue on brick. Moisture moving through older masonry leaves both behind.
  • Water rising from a floor drain. That points to the sewer rather than seepage; see the questions below.

Paperwork for Dundalk, MD Basement Jobs

Dundalk has no permit office of its own. Baltimore County's Permits, Approvals and Inspections (PAI) takes applications at 410-887-3900, and building inspections answer at 410-887-3953. Structural modifications to an existing home need a permit carrying the private contractor's MHIC number. A plumbing permit, for a sump tie-in or backwater valve, can be pulled only by a Baltimore County licensed plumbing contractor. For drain tile discharging to the yard, ask PAI whether a permit applies; the contractor confirms the rest.

Why Dundalk, MD Residents Reach Out

This service only puts you in touch. It carries advertising, holds no Maryland Home Improvement Commission (MHIC) license, is neither a home improvement contractor nor a salesperson, and performs, inspects and bids on no work. The one contractor receiving your request may pay a flat advertising fee, on a free trial for now; you are never charged or given anything.

  • State protections. Look up the MHIC number at labor.maryland.gov/license/mhic or 1-888-218-5925; work by a license holder can open the Guaranty Fund, up to $30,000 (eligibility limits apply).
  • A signed contract before any money. Nothing is owed before signing, and a deposit can't exceed one-third of the price.
  • Plumbing by a plumber. A Maryland-licensed plumber handles a sump tie-in or backwater valve and pulls that permit.

Dundalk, MD FAQ

Do Baltimore City's sewage backup programs apply to a Dundalk address?

No. Those programs belong to Baltimore City and cover City addresses only. Here, sewer emergencies go to the County's DPWT Emergency Sewer Service line, 410-887-7415, which lists its hours as 6 a.m. to 1:30 a.m. The County clears stoppages in the public part of the lateral through a cleanout on your property.

Can waterproofing stop water from a storm surge or an overflowing creek?

Not really. Drain tile, sumps and sealed cracks manage groundwater pushing through walls and floors, while water pouring across the ground from a creek or the tide is a separate flood problem. Seepage that keeps returning after the water drops is worth a contractor's look.

Will I need a plumber as well as a waterproofing contractor?

Possibly. Tying a sump into a drain, adding a backwater valve or repairing the lateral is plumbing in Maryland, for a plumber licensed by the State Board of Plumbing (410-230-6379). Ask the contractor which parts it does and which go to a plumber.

Our basement took water in 2018 and dried out. Is it worth a look now?

It can be. Water that got in once may have found a joint or crack that is still open, and a sump that ran hard back then may be worn. Sending a request costs nothing, and you decide whether anything happens next.
